Denton County, TX — Another retail development is moving forward along the fast-growing FM 1385 corridor, with a new state filing showing plans for a $2.5 million project near Dove Creek Circle.

The project, listed as Denton County Retail Phase II, would bring approximately 10,500 square feet of new commercial space to the FM 1385 and Dove Creek Circle area, according to records filed with the Texas Department of Licensing and Regulation.

State records identify RYSA Group LLC as the project owner.

Construction is currently scheduled to begin Oct. 1, 2026, with anticipated completion by Dec. 1, 2027.

The filing lists the project with an Aubrey mailing address in Denton County and describes it as privately funded development on private property.

The latest project adds to RYSA’s existing investment along FM 1385. The developer lists a completed retail shopping center at 1733 FM 1385 in Aubrey that encompasses approximately 14,500 square feet on two acres, with an estimated value of $5.2 million.

RYSA describes itself as a Texas-based company involved in real estate development and Montessori education.

The new Phase II filing comes as commercial development continues expanding throughout the broader Aubrey and northeast Denton County area, where recent state construction records show new restaurants, healthcare facilities and retail projects moving through development.

No tenants or individual businesses have been identified in the Phase II state filing, meaning it is not yet clear which retailers or services could eventually occupy the new space.

The $2.5 million figure represents the estimated construction cost reported to TDLR and may not reflect the project’s final development cost. Construction schedules and plans can also change as projects advance.
